At UpZone Ventures, we create value through entitlement arbitrage—identifying overlooked properties and transforming them into high-potential development sites by securing the approvals others overlook or avoid.
Our strategy is built around three core principles:
1. Target Underutilized Properties
We focus on lots with untapped potential—commercial parcels, fire-damaged homes, and single-family sites with upzoning potential under SB 9, ADU ordinances, or TOD overlays.
2. Unlock Value Through Entitlements
Using our legal and regulatory expertise, we secure the zoning changes, conditional use permits, variances, and approvals that reposition a property for higher and better use—without ever swinging a hammer.
3. Partner for Execution or Exit
Once entitled, we either:
- Sell or assign the project to developers, builders, or operators who can execute; or
- Joint venture with strategic partners to realize upside through development, lease-up, or disposition.
By minimizing risk and maximizing flexibility, our strategy turns complexity into opportunity—and brings much-needed infill development to life.
